The majority of the parties participating are quite familiar. The real estate agent is the most known person in the transaction. Next, the bank provides the money necessary to bankroll the deal. And the title company sees to it that all aspects of the sale are completed and that the title is clear to pass from the seller to the purchaser. Inspecting the subject propertyTo ascertain an accurate status of the property, it's our duty to first perform a thorough inspection. We must actually view aspects of the property, such as the number of bedrooms and bathrooms, the location, amenities, etc., to ensure they indeed are present and are in the shape a reasonable buyer would expect them to be. To make sure the stated size of the property is accurate and illustrate the layout of the property, the inspection often requires creating a sketch of the floorplan. Most importantly, the appraiser looks for any obvious features - or defects - that would have an impact on the value of the property. Following the inspection, we use two or three approaches to determining the value of real property: sales comparison and, in the case of a rental property, an income approach. ![]() Cost ApproachHere, the appraiser gathers information on local building costs, labor rates and other factors to calculate how much it would cost to build a property similar to the one being appraised. This figure often sets the maximum on what a property would sell for. They innately understand the value of certain features to the people of that area. Then, the appraiser looks up recent sales in close proximity to the subject and finds properties which are 'comparable' to the property in question. By assigning a dollar value to certain items such as fireplaces, room layout, appliance upgrades, extra bathrooms or bedrooms, or quality of construction, we adjust the comparable properties so that they more accurately match the features of subject.
In the end, the appraiser reconciles the adjusted sales prices of all the comps and then derives an opinion of what the subject could sell for.
