What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area of the house and the general layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Real estate taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — which means you may be paying for more space than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A home floorplan service can ensure that you're paid a fair price for your property. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a previous appraisal or measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that appropriately reflects true market value, we recommend seeking a measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for attracting potential buyers since they can see the layout and characteristics of the house before and after touring.
